Why it matters
A custom build is insured in three stages. Most people find out about two of them at closing.
Building on your own land changes the insurance picture in ways a production-home buyer never sees. Here is what we watch for on a Golden Crest build.
The structure, materials and labor invested on the lot are exposed from the first delivery. Whose builders-risk policy covers the build — the builder's or yours — and where it stops is settled before framing, not at the end.
Your lender will not fund without acceptable homeowners coverage in force on closing day. We time the homeowners policy to the completion date so builders risk ends and homeowners begins without a gap or an overlap you pay for twice.
Replacement cost is set from the actual build, not a database estimate. In North Texas that means talking through wind and hail deductibles, roof age schedules, and water and equipment endorsements before the first storm season.

When should I talk to an insurance agent if I am building with Golden Crest?
Before the contract is signed. The builders-risk question and your lender's closing requirements are both easier to solve early, and a quote on the planned home takes minutes once the floor plan and lot are chosen.
Does homeowners insurance cover the home while it is being built?
No. A standard homeowners policy covers a completed, occupied home. Construction is covered by a builders-risk policy, and it matters whether the builder carries it or you do. Ask — and we will read the contract with you.
Does insurance cost more on a custom home on acreage?
Not necessarily, but it is rated differently: distance to a fire station, water supply, outbuildings, and the true replacement cost of a custom plan all count. An accurate quote needs the real plan, which is why we ask for it early.
Is flood covered?
Not by a homeowners policy. If any part of the lot sits in a mapped flood zone your lender may require a separate flood policy, and it carries a waiting period — another reason to start early.
Do I have to use TAP Insurance because I am building with Golden Crest?
No. Golden Crest Homes and TAP Insurance Agency are separate businesses, and you are free to insure your home anywhere. We simply know their builds, their timelines and the lenders they work with, which makes the process smoother.
