Your seasonal checklist to protect your home, save on premiums, and prepare for North Texas storm season



Spring is here in North Texas—and with it comes severe weather, higher entertaining activity, and a perfect opportunity to make sure your home insurance is doing its job. If you’re a homeowner in Wise County, DFW, or anywhere across Texas, this checklist will help you prepare for the season and avoid costly coverage gaps.

1. Inspect Your Roof for Winter and Early Spring Damage

North Texas winter brings ice storms and freezing temperatures that can crack shingles and cause hidden water damage. Early spring hail is also common in our area.

What to check:

• Walk around your home’s exterior and look for missing or cracked shingles

• Check gutters and downspouts for debris and damage

• Look for water stains on ceilings and walls inside your home—a sign of roof leaks

• If you spot damage, document it with photos for your insurance claim

Why this matters: Your homeowners policy covers most roof damage from storms, but you need to catch and report it. Damage left unrepaired can compound, and insurers may deny claims if damage has worsened over time due to neglect.

2. Update Your Home Inventory

When was the last time you documented what’s inside your home? Many homeowners don’t have an accurate inventory until they need to file a claim.

How to do it:

• Walk through each room and photograph valuable items, artwork, electronics, and furniture

• Keep receipts for high-value purchases (jewelry, appliances, computers)

• Write down serial numbers for electronics

• Store photos and receipts in a safe place (cloud storage is ideal)

• Review your personal property coverage limit on your policy—is $100,000 enough, or do you need more?

Why this matters: If your home is damaged by fire, hail, or theft, an inventory speeds up your claim process and helps you recover fair value for your belongings.

3. Review Your Coverage Limits for Spring Storms

Spring brings the peak season for hail, thunderstorms, and tornadoes in North Texas. If you haven’t reviewed your coverage in a few years, you might be underinsured.

Key limits to check:

Dwelling coverage: Does it reflect your home’s current replacement cost? (Not market value—replacement value is what matters)

Personal property coverage: Is it 70-80% of your dwelling limit? Spring entertaining often means more people in your home.

Liability coverage: Standard policies offer $100,000-$300,000. If you frequently host events or have a pool or trampoline, consider higher limits.

Deductible: A $1,000 deductible is common, but higher deductibles mean lower premiums. Find the right balance for your situation.

4. Document Any Hail Damage from Winter

If you experienced hail in the past few months—and many North Texas homes did—spring is the time to file a claim before the weather season heats up further.

Steps to take:

• Take clear, dated photos of all visible damage (roof, siding, windows, patio covers)

• Get a contractor’s estimate for repairs

• Call your insurance company to report the damage

• Schedule an adjuster visit to assess the damage

• Don’t make major repairs until the adjuster has evaluated them

What to know: In Texas, if a repair estimate comes in under your deductible, you might choose not to file a claim. But if damage is significant, filing protects your home and speeds up repairs.

5. Check and Update Your Security and Safety Systems

Spring cleaning is a great time to refresh your home’s security and safety features—many of which can lower your insurance premium.

Items to review:

Smoke detectors: Replace batteries and test each one

Carbon monoxide detectors: If you have gas appliances, ensure detectors are working

Door and window locks: Repair or replace any broken locks

Security system: If you have one, confirm it’s active and monitored

Lightning protection: In Wise County and the DFW area, a whole-home surge protector can guard expensive electronics

• A child is injured playing in your pool or on your trampoline

• Someone is hit by a falling tree branch on your property

Coverage to check:

• Standard homeowners liability is usually $100,000-$300,000. For a $300K+ home, consider $500,000 coverage.

• If you have a pool, trampoline, or dog, mention it to your agent—some breeds and amenities require extra coverage

• An umbrella policy is a smart, affordable way to add $1 million in liability protection for $15-30/month

7. Verify Your Policy is Current and Has No Gaps

Finally, make sure your homeowners policy is active, current, and hasn’t lapsed due to a missed payment.

What to do:

• Log into your policy online or call your agent to confirm coverage is active

• Check your policy’s renewal date—don’t wait until it expires to shop or update coverage

• If you’ve made major home improvements (new roof, HVAC, updated electrical), let your agent know so coverage reflects the upgrades

• Review any exclusions—some policies exclude flood, earthquake, or sewer backup coverage
